 We will help you understand the prerequisites and qualifications for building a granny flat.


 After providing the necessary information and obtaining key certificates, you can schedule a free site consultation. Our expert team will assess your site and discuss your vision for the granny flat.


What is required?                                                                      

 Land size must be a minimum of 450m2.

Frontage must be a minimum of 12 metres.


A 10.7 certificate section 2 & 5 from local council.


A Sewer Diagram. This can be obtained from www.sydneywater.com.au


A Title search. This can be obtained from www.nswlrs.com.au

 After the initial assessments, we will provide a detailed quote based on your specific needs and design preferences. You can choose from our range of designs or collaborate with our draftsmen for a custom design.

 After finalising the design, we will handle the approval process with the Principal Certifying Authority (PCA) and prepare the necessary documents for approval

 Once the contracts are signed and approvals received, our qualified team of subcontractors will begin construction. Throughout this phase, we'll keep you updated, maintaining high-quality standards. Finally, after a thorough inspection to ensure everything is up to our high standards, we will hand over your new granny flat.

  1. The dimensions of your land - your property must have a minimum size of 450 square meters and a minimum frontage of 12 meters.
  2. A 10.7 certificate (sections 2 & 5) from your local council, also known as a planning certificate. This document provides information about the planning controls and other property-related information relevant to your block.
  3. A sewer diagram to help us understand the location of sewer lines on your property. This is critical information for any construction project to avoid potential damage and costly repairs. You can obtain this from Sydney Water's website (www.sydneywater.com.au).
  4. A title search that shows the legal ownership of the property and any restrictions or interests on the title, such as easements or mortgages. This ensures the person proposing the construction is the legal owner and understands any restrictions that might affect the build. You can get this from www.saiglobal.com.

 Yes, all our granny flats come with a 6-year builders warranty on all new building works. Upon handover of your Granny Flat, all warranties will be provided to you. 


 We maintain a 3.0m setback from the rear and 0.9m from side boundaries. 


 All our granny flats are custom-built on site using qualified subcontractors. We do not offer kit homes. 


 No, you can choose from our standard designs or work with our team to create a custom design that fits your needs and complements your property. 


 Absolutely. We want you to be completely satisfied with your new granny flat, and that includes choosing the colours and finishes that make it feel like home.
